The home selling process shouldn't be a mystery, which is why I lay out expectations, steps, and timelines with my clients when they go to list their home with me. Here is a brief overview of the main steps I take once a listing agreement is signed:
STEP ONE - Home Prep & Plan Your Move
Make high-return repairs/updates. My concierge team can take care of updates for you and can front renovation costs! Your home will need a thorough cleaning and it is time to start packing/decluttering. If you can move out before we list (which is always ideal), we will also get your hone staged. I will also help you obtain inspections to reduce renegotiations once in contract and you will also fill out a disclosure packet with my assistance. STEP TWO - Compile Marketing Assets
Once your home is ready for market I will create a custom property website with 3D virtual tour, custom floor plan, professional photography, and stunning video with drone footage. We want to make sure your home shines in the first two seconds someone looks at it online. I will also order your "for sale" sign with website-linked QR code, and put a lockbox on your house.
STEP THREE - Set the Price
We will review recent comparable listings together and arrive at a price and strategy you feel comfortable with. For more info on my pricing strategy, click here.
STEP FOUR - Showings
If you haven’t moved yet, I will set up a calendar and arrange showings. My team will also host Broker’s Tour and minimum 2 weekends of Open Houses. Depending on the level of buyer interest, we may also decide to set an offer deadline at this point.
STEP FIVE - Review Offers
We will review all offers and contract terms with you, so you can make an educated decision based on your priorities and needs. I will negotiate with other real estate agents, and may send counter offers on your behalf.
STEP SIX - Get Through Escrow
As your Realtor, I will make sure all contractual timelines and obligations are met including contingency periods and buyer financing. I will assist with negotiating the sale if there are any new material defects discovered, or if the buyer has issues with financing I will help find solutions to close in a timely manner.
STEP SEVEN - Closing Day
Schedule the closing, sign-off at escrow, wait for the grant deed to record and then hand over the keys and collect your funds! Make sure all your utilities are transferred at this point and that you have said your good byes to your old home because it is now SOLD!
